New Leasing and Buying Method Unveiled at the 2013 Real Estate Investing Conference on Wall Street

Last month in New York City, LeasebyAuction.com’s CEO Gene Andersonrevealed for the first time publicly a new high impact negotiating method for both leasing and purchasing real estate. During the two years leading up to LeasebyAuction’s (LBA’s) public release, a provisional patent and later utility patent was filed for a unique, non-binding, bidding process called ‘proffers’ (pre-offers). LBA’s methodology, ‘Find a Property. Name Your Price!’ was also trademarked. Anderson stated, “Our name gave us away! Real Estate Companies Challenge Drone Rules

Despite the risk of thousands in fines by the FAA, some realtors are using drones to take photos and create marketing videos of high-end houses and condos. The New York Times is reporting that after gathering no offers on a $6.1 million-dollar Connecticut estate, realtor Halstead Properties had its director of web marketing and drone operator, Matthew Leone, make a promotional video of the home and grounds to showcase its setting. The video, and another shot from a drone of a $7.6 million beach home in Darien, Conn., have had more than 500,000 views to date, according to the Times. A developer, Alchemy Properties, used a drone positioned at the heights of various floors of a condo it is building in New York City to show potential buyers the views they would have. The FAA currently prohibits commercial operation of drones, although it is expected to propose operating rules for drones under 55 pounds in 2014. It was 3 bedrooms and 3 bathrooms plus a den on 4 levels of living space.  I liked it. It was listed at $869,000 which, for the location and the size, I thought was a good price. SOLD – 108 William Street – WESTON When I saw this house, I liked it right away. I don’t love the white siding, but I love the yellow brick, and there is just something very welcoming about it. It is a 3+1 bedroom, 4 bathroom house on a 50 x 119.25 foot lot.  The inside is a good size.  It’s a little dark for me, but the trim could easily be painted.  The kitchen isn’t new but just change the hardware, and the counter top if you want, and the kitchen would be something else altogether (you might need to take out that open shelving though).  Or, if you wanted to spend the money, you could redo the kitchen, or even do an extension. There is some pretty gross looking carpet upstairs but there is probably good hardwood under there.  The bathrooms aren’t completely up to date, but they are fine. Only thing is…this house is located in Weston. Though it was ranked as the  #5 underrated neighbourhood in 2012 by The Grid TO , it is also ranked as the 103rd safest Toronto neighbourhood out of 14
